Largest Leicester letting of the year made

A new letting has been secured by Boundary Real Estate Partners (BREP) at Granite House, the HQ building at Watermead Business Park, Leicester, marking the largest office letting in the City this year. The new tenant, who will be relocating within the area, has taken the entire 25,000 sq ft first floor of the newly refurbished HQ building, to support its customer service operation. Granite House has undergone a substantial transformation following its acquisition by Boundary in December 2021, as part of a wider portfolio in the area. Over £1m has been invested into the property, delivering a new double height reception with feature staircase, full refurbishment of the welfare facilities and installation of shower facilities, plus other substantial upgrades to improve the EPC rating to B. Totalling 50,000 sq ft over two floors, the ground floor of Granite House is also occupied by Global Payments, housing its UK HQ, employing many people in the area. Rebecca Gregory of Boundary Real Estate Partners says: “The team have been working closely with our tenants at Watermead Business Park and wider stakeholders as part of our ongoing repositioning of the park and our plans for the wider area. The high-quality refurbishment of Granite House is part of our strategy to provide ‘best in class’ business space to meet occupier demand in the area, which carry over to our plans for Phase 2 of Watermead Business Park.” Earlier this year, Boundary submitted plans to develop the land adjacent to Watermead Business Park, across the A406, allocated within the local plan, to provide an employment park. The proposals for this former gravel sorting plant will bring the disused land back to life, providing further employment for the region. Revenue and pre-tax profits rise at Yü Group

Revenue and pre-tax profits are on the rise at Yü Group, the independent supplier of gas and electricity, meter asset owner, and installer of smart meters to the UK corporate sector. The company’s CEO has hailed its unaudited half-year results for the six months to 30 June 2023 as “excellent.” Revenue during the firm’s first half grew 51% to £194.9m, up from £129.2m in the same period of 2022. Meanwhile profit before tax increased to £8.9m, from £5.5m.

Bobby Kalar, Chief Executive Officer, said“We have kept our promise and delivered profitable, sustainable growth in H1 2023 and I look forward to doing the same in H2 2023 and beyond.

“I’m pleased to report another set of excellent results reflecting our continuing strong and predictable performance. Keeping in mind this is our sixth consecutive and consistent set of results improvement, our ability to sustainably grow the business is well proven and we are now firmly in the scale stage of our journey.

“Our financial KPI’s continue to perform ahead of expectations. Revenue is up by 51% to £194.9m, cash has increased 133% to £36.6m, average monthly bookings have increased by 259% to £51.3m and EBITDA has grown over 400% to £13.7m, compared to H1 2022. We now forecast a new record performance to follow in H2 2023 and we expect to see EBITDA over £33m for FY 2023, up from current market expectations of c£19m.

“Our Yü Smart business is now fully embedded and delivering impressive results since its launch in January 2023 and I’m pleased that meter installation numbers are growing by the month. I expect the Group to have installed at least 10,000 meters by the end of this year. “Exceptionally challenging” period sees pre-tax profit slip while revenue rises at Mortgage Advice Bureau

While first halve revenue has risen at Mortgage Advice Bureau, pre-tax profit has slipped in the midst of an “exceptionally challenging” period. According to interim results for the six months ended 30 June 2023, revenue at Mortgage Advice Bureau hit £117.5m, up from £96.5m in the same period of 2022. Statutory profit before tax meanwhile dropped to £7.6m from £10.1m.

Peter Brodnicki, Chief Executive, said: “It has been an exceptionally challenging year with interest rates continuing to rise. This has clearly impacted consumer confidence, resulting in many people deciding to delay their house purchase, whilst for others there is understandably a reduced level of urgency. This has created a toughening market for mortgage brokers as the year has progressed, compounding the damaging impact of the mini-budget last September.

“However, against this difficult backdrop I am pleased with how MAB has significantly outperformed the market, with the organic business performing above expectations. To ensure we are in the best possible shape when market conditions improve we have continued to carefully invest across the entire Group to deliver optimal business and adviser efficiency. This has also been a priority with Fluent, where the short-term impact of such a significant downturn has been more strongly felt, and indeed magnified due to the business having been in such a strong growth phase at the point it was acquired by MAB.

Ground broken at Sherwood Observatory

Ground has now been broken on site ready for the creation of a new Planetarium and Science Discovery Centre at Sherwood Observatory, Sutton. To celebrate the occasion, Sir John Peace, Lord-Lieutenant of Nottinghamshire, Councillor Jason Zadrozny, Leader of Ashfield District Council; Theresa Hodgkinson, Chief Executive of Ashfield District Council; Martin Rigley, Chair of Discover Ashfield; and Liz Barrett OBE joined members of Mansfield and Sutton Astronomical Society at Sherwood Observatory on Friday 22 September for a ground-breaking ceremony. Initial works started at the end of August and the new centre is planned to be completed late 2024. The construction of the Planetarium and Science Discovery Centre at Sherwood Observatory is one of the 16 projects being funded by the £62.6 million Towns Deal which was secured by the Council from the Government in 2021. Plans for the site are ambitious and aim to create a unique, world-class facility that will rival those elsewhere in the UK. The observatory, on Coxmoor Road, sits alongside a Victorian subterranean reservoir which will be sympathetically transformed into an education and exhibition space. The original features of the reservoir, such as the intricate brick arches, will be kept, preserving the history of the building. The Planetarium will be built on top of the reservoir and will immerse visitors in space with a wraparound experience. Mansfield and Sutton Astronomical Society (MSAS), who own and run the observatory, currently deliver outreach programmes with local schools, group visits for adult and children’s groups, public open events and night schools and the new building will allow them to expand this valuable work in Ashfield and beyond and to cover a broader range of STEM subjects. Schools, clubs, groups, businesses, and individuals will all benefit from having a cutting-edge facility in Ashfield; it will broaden horizons, educate and inspire, and add to the District’s visitor economy. Cllr Jason Zadrozny, Leader of Ashfield District Council, said: “We are over the moon to see the official start of work on this project. The observatory is already a great asset to the District, but with the new centre and planetarium it will become world-class. “The importance of having access to a purpose-built science facility locally can’t be underestimated; allowing children and adults who can’t necessarily travel to London or Birmingham or Leicester the chance to experience the magic of space on their doorstep. “This is just one of the twenty projects being funded by our Towns Deal and Future High Streets Fund in the District, which will transform the area, drive regeneration across our towns, and give Ashfield a new identity. “We want Ashfield to be known as a place of innovation, somewhere people are proud to be from, and people want to visit, and the Planetarium and Science Discovery Centre will certainly put us on the map.” Dr Steve Wallace, Planetarium Project Manager, said: “Sherwood Observatory is dedicated to bridging the opportunity gap within our community. District council appoints new CEO

A new chief executive has been appointed by Harborough District Council. John Richardson will take up the position of chief executive at Harborough District Council on 11 December 2023.
John has worked in local government for over 30 years, initially with Leicestershire County Council, and in various roles at North West Leicestershire District Council. For the past six years, John has worked as a director with Blaby District Council. A leisure professional by background, John has a range of front-line service delivery experiences including managing leisure centres, refuse and recycling operations, environment health and planning and strategic growth. John is a member of the Leicestershire Tourism Advisory Board and is an advisor to the Active Together Board. He is also the current chair of the Leicestershire Culture Board. Leader of Harborough District Council, Cllr Phil Knowles, said: “The future will be challenging as we strive to deliver the best for our community. Henry Boot Construction re-establishes Yorkshire framework position and expands into the East Midlands

Henry Boot Construction has been re-appointed to the £8bn Procure Partnerships National Framework for its second iteration. In addition to securing its position in the Yorkshire region again, having been originally selected in 2019, the business has now been added to the East Midlands region of the framework as well. The second framework will start to support the procurement of projects from November 2023 and run until 2027. Net zero support unequal across England with less than 1% of small firms receiving help from key schemes

A national ‘Help to Green’ scheme will help narrow the resource gap of small firms in their pursuit of net zero as they face significant differences in government support levels from region to region, according to new research from the Federation of Small Businesses (FSB) and Warwick Business School, published today (Tuesday 26 September). The ‘Help to Green’ scheme is a FSB initiative backed by 11 other trade associations and former Energy Minister Chris Skidmore’s Review of Net Zero. It consists of an online hub of practical information on reducing energy usage and a voucher or grant scheme, with a value of up to £5,000 a time. The research, which was carried out by researchers at the Enterprise Research Centre at Warwick Business School, measured the breadth and depth of net zero support programmes. It found that less than one per cent of local small firms have benefitted from key local support schemes across England on net zero, raising concerns over the reach and accessibility of the programmes as the UK’s 2050 target edges closer. The Less Than 1% Club report identifies 719 interventions across England targeting SMEs, such as online tools and information, training and one-on-one advice, provided through 282 programmes. Despite the substantial number of programmes and interventions, these are failing to reach the vast majority of small firms. The most common type of net zero intervention offered to firms is online tools and information. Training, one-to-one advice and grants are also prevalent. Small firms face a fragmented and uneven net zero support landscape. For example, in the East of England, home to over 540,000 small businesses, there were only 43 interventions from 19 programmes. In contrast, more than 530,000 small businesses in the South West region were offered 102 interventions through 37 programmes. Small businesses also face future challenges due to the changing funding landscape for net zero business support in England. While local authorities emerge as the most common funder, the second most common source of funding – the European Regional Development Fund – came to an end in June this year, as a result of the UK’s withdrawal from the European Union, leaving the future of some programmes in limbo. In light of the findings, the report puts forward a list of recommendations to the UK Government and local authorities, including:
  • Introducing a national ‘Help to Green’ scheme, consisting of an online hub of practical information on reducing energy usage and carbon emissions. The scheme would include a voucher or grant scheme, with a value of up to £5,000 a time, which would make a grant contribution to investing in low emission transport solutions, sustainable manufacturing, energy efficiency or microgeneration.
  • Simplifying the English business support landscape for net zero by establishing one business support brand across England, e.g. Business England. This can make it easier for businesses of different sizes to navigate, whilst maintaining the connection to local support.
  • Offering small businesses a combination of audits and grants for net zero where possible. Audits provide clarity over the required steps which are tailored to specific needs. For most small businesses, participation and help overcoming the financial barrier many businesses face in the transition to net zero.
Richard Askew, FSB England Policy Unit Chair, said: “Small businesses play a critical role in reaching net zero by 2050 and it’s encouraging to see that many firms are taking steps to mitigate their impact on the environment – from installing basic measures such as LED lighting to becoming fully self-sufficient microgenerators. “But reaching net zero is a complex process and there are still many small businesses that lack the money, resources and time to progress their decarbonising efforts. “Despite the availability of various programmes and interventions aimed at net zero practices, there are major concerns about their accessibility and reach. These existing programmes are also now facing uncertainty due to the end of the European Regional Development Fund, changing the funding landscape. This report outlines ways in which the current gap between engagement and achieving net zero can be closed. To make sure we remain on track towards net zero, we need to make sure existing barriers are overcome so that small firms can access the right support.” Dr Kevin Mole, Associate Professor at Warwick Business School and author of the report, said: “Our research has found that net zero support in England is fragmented and piecemeal, which is concerning when we consider the scale of the climate challenge we are facing. Small firms are being asked to pick up the bill for net zero when they are still recovering from the impacts of the pandemic and find themselves in the midst of a cost of living crisis. This situation urgently needs to be addressed and more investment in support is clearly justified given that the benefits from moving to net zero are shared by all of us.”

Redevelopment of former Northampton BHS stores takes step forward

Essential work to remove asbestos in 35-39 Abington Street and 20-28 Wood Street and demolish the site ready for the development partner to come on board will move forward following cabinet approval. At the cabinet meeting, West Northamptonshire Council councillors considered documents to bring forward the safe removal of all asbestos from the site in order to enable the deconstruction of all buildings that form the entire site ahead of a development partner coming on board to provide a cleared site ready to begin construction. This project milestone follows on from the recently launched first stage of the procurement process as West Northamptonshire Council (WNC) issued expression of interests to seek a development partner to bring this scheme forward. WNC is now in the process of reviewing interest from potential developers. WNC were granted £9.7 million of government funding through the Town Fund scheme towards the project which has funded the acquisition of the building and the necessary preparation works. The Towns Fund is part of the Government’s plan for Levelling Up the UK economy and the Council has secured £24.9 million to invest into transforming Northampton’s Town Centre. Cllr Dan Lister, Cabinet Member for Economic Development, Town Centre Regeneration and Growth at WNC, said: “By removing all asbestos and carrying out the necessary deconstruction of the current buildings we can provide a clear site ready for the developers. “Ensuring that Northampton is a place where residents and businesses can thrive is a significant priority for us as a council, and the redevelopment of both Wood Street and 35-45 Abington Street will transform this area for our communities. “Through the densification of the site, it will bring forward new homes and flexible leisure space and which will lead to increased footfall into the centre to support the existing retail offer within the wider town.” The wider regeneration of Northampton Town Centre includes the Market Square redevelopment which will see this area become a cultural hub for the town centre, and public realm works in Abington Street and Fish Street which will see the area transformed with new paving, improved seating, lighting and landscaping, and public art installations.
