A 1,730-acre site in west Leicestershire has been earmarked for a large-scale residential and employment development, with initial plans outlining up to 10,000 homes. The proposed scheme, led by Nurton Developments, would see the creation of a new community called Norton Heath on farmland near Norton Juxta Twycross, close to Twycross Zoo.
The site appears in the latest draft of Hinckley and Bosworth Borough Council’s Local Plan, which sets out long-term land use and housing strategy for the region. If approved, the buildout would take place over four decades, with around 2,750 homes expected by 2045. The majority of the land sits within the Hinckley and Bosworth borough, while part extends into North West Leicestershire.
The outline proposal includes schools, local retail centres, and sports and leisure facilities, alongside 79 acres of designated employment land. Roughly half of the total area would remain as parkland to maintain green space within the development.
The project aims to address regional housing demand and support local infrastructure expansion, including transport, education, and healthcare. Public consultation on the Local Plan is open until 28 November.
