Work on the latest phase of earthworks at Fairham, one of the East Midlands’ largest mixed-use schemes, has moved forward as contractors prepare the ground for new housing and commercial space.
O’Brien Contractors is carrying out topsoil removal, cut-and-fill operations, attenuation pond formation, and early preparation for sports pitches across the 606-acre site on Nottingham’s southern edge. The activity forms part of a wider £100m infrastructure programme led by Clowes Developments with support from Homes England. Completion is expected by late October 2025, depending on conditions.
Fairham is planned to accommodate 3,000 homes, more than one million square feet of employment space, and around 200 acres of green areas. The masterplan also includes a local centre, education and healthcare facilities, leisure amenities, and provision for a future tram extension.

Local authorities and National Highways are working with the developers to coordinate infrastructure upgrades and keep transport networks running efficiently during construction. Once fully developed, the site is expected to make a strong contribution to regional growth through large-scale housing delivery and job creation, supporting Rushcliffe Borough Council’s long-term development targets.
