Primark to relocate Derby store as Derbion expands retail offer

Primark will move its Derby branch from Cornmarket to a new site inside the Derbion shopping centre, with the store expected to open in the first half of 2027. The relocation forms part of a wider redevelopment of the centre, with Primark and Derbion jointly investing in the project.

Several existing tenants, including Superdrug, H Samuel, The Perfume Shop, and Iceland, are being relocated or refitted to make way for the new unit, which will have a dedicated entrance on Albion Walk. Boots is also expanding its opticians, hearing car,e and pharmacy services as part of the reshuffle.

The move continues Derbion’s retail strategy aimed at attracting high-profile brands and upgrading existing stores. Recent additions include Victoria’s Secret, Seasalt and Luke 1977, alongside refurbished outlets for Footlocker, Pandora and Moss.

Beyond retail, Derbion has increased its leisure footprint with new lettings to Social Sports Society and Flo Skatepark, the latter taking over the former Eagle Market’s 75,000 sq ft space.

The centre attracts more than 15 million visitors annually and remains one of the UK’s top 20 retail and leisure destinations. Primark’s relocation will further strengthen its regional presence, adding to its network of nearly 200 UK stores.
